  • What are your business hours?

    Monday – Friday from 8 am - 4:30 pm 

  • How do I submit a maintenance request?

    All maintenance requests are submitted through our website or through AppFolio. 

  • How fast are Maintenance issues handled?

    Responsiveness is a priority. Urgent issues are handled immediately, and standard requests are typically resolved within one to two days. 

  • Are pets allowed ?

    Pet policies vary by building. Some units allow pets with breed restrictions and an additional pet fee and deposit, while others do not. We’ll confirm pet eligibility and availability during the application process.

  • Is parking available?

    Parking options depend on the property. Some buildings offer off-street parking, garages, or assigned spots. Details are provided for each unit. 

  • What is required to apply?

    A completed application, proof of income, rental history, and credit/background check. We review applications promptly and communicate clearly throughout the process. 

  • Are the landlords local?

    Yes, we’re local, family‑run, and very hands‑on. Easy to reach and regularly on-site. 

  • How do move–ins and move-outs work?

    We provide clear instructions, a checklist, and a walkthrough if needed. The goal is a smooth, organized process with no surprises. 

  • Are the buildings quiet?

    Most of our buildings are small 4‑unit, 8‑unit, or townhome style, so they tend to be quieter than large complexes. We maintain respectful, well screened communities

  • How well are the properties maintained?

    Properties are kept in excellent condition. We stay proactive with repairs, updates, and routine upkeep to ensure a comfortable living experience.
